I was like, why can't I boil the ocean of opportunities that exist in US real estate to add some sort of like um geographical um limits to it and really figure out which are the best opportunities for me, not for everyone, the best opportunities for my own objectives, whether those are wealth preser preservation or whether I'm willing to take lots lots of risks for um a large reward or you know an investment where I want more of a cash flow play versus an investment in which I'm willing to take zero cash flow for several years in exchange for a large payout day and so
